Selling a Mastic house without a realtor

There are two quite different versions of this. Selling it yourself on the open market, and selling directly to a buyer.

What an agent actually does for the commission

They also price the property, manage showings, handle the negotiation and keep the transaction moving. A good agent earns their fee on a sound house, and we say that as somebody whose business is the alternative.

When listing a Mastic house does not help

When the buyers an agent reaches cannot get a loan on your house, the commission is buying you a shop window rather than a sale.

Flat-fee listings and the middle option

There is a middle route people often miss. A flat-fee service puts your house on the MLS for a set charge while you handle the showings and the negotiation yourself.

That gets you the thing an agent is genuinely selling, which is exposure to every financed buyer in Suffolk County, without the listing-side commission. You will normally still offer something to the buyer's agent, because that is what brings them through the door. It suits a confident seller with a sound house and some time, and it suits almost nobody with a house that will not pass a lender's inspection.

What an agent was doing that you now do

More than most people estimate, and the hardest part is the part that looks easiest. Setting the price without the data an agent has is genuinely difficult, and getting it wrong costs more than the commission would have.

After that it is logistics: photographs that do the house justice, answering inquiries promptly enough that people do not move on, showings at times that suit buyers rather than you, and checking that whoever makes an offer can actually complete. In New York your attorney handles the contract, so the legal exposure is limited. The commercial exposure is entirely yours.

The mistakes that cost private sellers the most

Overpricing at the start, then chasing the market down. Not checking whether a buyer is actually able to complete before taking the house off the market. Accepting a verbal assurance instead of getting something in writing. And disclosing too little, which surfaces at inspection and kills the sale late, after months have gone.

That last one is worth dwelling on. Hidden problems are what wreck retail sales in Mastic, and a private seller has every incentive to under-disclose and the least protection when it goes wrong. Ask your attorney what your obligations actually are.
