The four we see most
Four situations make up almost all of it: a divorce, a parent who has gone into assisted living or a nursing home, a move for work, and owners who are downsizing or retiring.
Each has its own page below, because each has its own complications. A divorce involves two sellers who may not agree. Care involves a power of attorney or a family deciding together. Relocation is about the date. Downsizing is about getting full value out of a house that has usually been owned for decades in Mastic.

When the calendar decides for you
A listing asks you to keep the house ready to show, respond to offers, and wait on a buyer's lender, all while the rest of your life is also moving. For some Mastic sellers that is manageable. For many in these situations it is the part that breaks.
A cash sale removes the lender wait. The date is built around yours, and the house does not need to be kept show-ready while you deal with everything else.
The jobs you can skip
Nothing needs fixing, nothing needs emptying, and nobody needs to come through to look. Keep what matters to you and leave the rest behind; clearing it is our job once we close.
That is worth most when time and energy are already spoken for, which in a divorce, a parent's move into care or a relocation they nearly always are.
The Mastic market underneath this
Prices are up 16.5% year over year as of 2026-05, which sounds like unambiguous good news and mostly is. What it hides is that a rising median is driven by renovated stock. A house that needs work does not ride that wave - it gets compared to the finished one down the street and marked down against it. At a $540,000 median, Mastic is a market where buyers expect to do some work. That helps a seller with a dated house and hurts one with a genuinely broken one, because the pool that will take on a project is not the same pool that will take on a gut. The median house here goes under contract in about 27 days, which is quick for Long Island. It is also a figure that only applies to property in showable condition.
A three-bedroom on Stuyvesant Avenue. A three-bedroom on George Drive. A three-bedroom on Clinton Avenue. All of them in Mastic, all bought by us.
Spouses, siblings and powers of attorney
These sales often involve several people: two spouses, a group of siblings, or someone acting for a parent under a power of attorney. We will speak to all of them and give everyone the time they need.
Your attorney settles who has the authority to sign. From there everybody works from the same written figure.
Knowing what the Mastic house is worth before you decide
Decisions after a life change get stuck on the unknowns, and the house is usually the largest one.
One walk-through and you have our figure in writing within 24 hours. Plan around it, set it beside an agent's estimate, use it in a settlement or a care budget. Asking for it does not oblige you to sell to us.
How selling a house after a life change in Mastic works
- 1
You tell us about the house
An address in 11950 and a rough idea of condition. Two minutes on the phone or the form. We do not need photographs, a clean house, or anything fixed first.
- 2
We come and look at it
One visit, one person, usually under half an hour. On a ranch or cape cod of the age most of Mastic was built, we are mainly looking at the roof, the boiler and the electric rather than the kitchen.
- 3
You get a number in writing
Within 24 hours, as a written figure rather than a range or a "starting around". Take it to a Suffolk County agent for a second opinion if you want to. On a house already in showable condition, listing may well beat us, and we would rather you knew that.
- 4
Closing happens on your date
If you need it done quickly, it can be. If probate, a tenant or a move means waiting, we wait. What you skip is the 72 to 87 days a Mastic listing usually spends on finding a buyer and then on that buyer's lender.
When listing is the better answer
Where the house shows well, qualifies for a mortgage, and the deadline is a long way off, listing will usually beat our price. Plenty of downsizers are in that position, and some divorcing and relocating sellers are too.
If that is you, we will tell you. Our offer fits best when time is short, the house needs work, or showings are not workable for the people involved. That covers a lot of these Mastic sales, but not every one.
Common questions
How fast can you close on a Mastic house?
We buy with our own funds, so no lender sets the pace. Title and your attorney decide how soon, and within that the date is generally yours to choose, including a later one if you need time.
Do we have to empty the house first?
No. Pack what you are taking and walk away from the rest. The cleanout is ours after closing.
Can we get a number now and decide later?
Yes. A written offer is free and binds no one. Plenty of people use it to plan and make the call once the rest of their situation settles.
